1. 套现伸缩性(Low Liquidity Investment)

要把房屋成功卖出去到套现的阶段是一件耗时的交易。如果你是幸运的,也大概需要1个月左右的时间把房屋给卖出去,然后再耗上3个月左右才能拿到钱。对于需求量一般的地点和99年地契(Leasehold)的房屋随时会耗上6个月的时间才能找到买主也不在话下。而且另需9至18个月才能完成整个交易。所以你必须清楚了解投资房屋的套现伸缩性性质以便能更加准确地盘算您整个房地产投资计划。

2. 买卖费用 (Expenses During Purchase and Sale)

无论是买或卖,产业投资都牵涉许多的费用,而且数目也不小。在买房屋的时候,记得考虑到所牵涉的费用如:Legal Fees,Stamp Duties, Mortgage Insurance,及其它杂费。同样的,在卖房屋的时候所需付出的费用如:Property Agent’s Fees,Legal Fees to Redeem Your Outstanding Loan,及其它杂费。

3. 经营成本(Annual Operating Costs)

就像汽车一样,房屋也是需要定时定期的保养费如:地税(Quit Rent),门牌税(Assessments),住宅服务费(Service Charges / Maintenance Fees),维修费用(Repairs),为租金收入缴税(Taxes on Rental Returns),产业经纪代理为你找租户的佣金(Property Agent’s Fees),房屋火险(Fire Insurance),房屋贷款保险(如:Mortgage Reducing Term Assurance – MRTA,Mortgage Level Term Assurance – MLTA)及其它杂费。

4. 完成交易所需时间(Time Frame For Full Transaction )

基本上,在马来西亚的房屋买卖通常都会在签完买卖合约(Sale and Purchase Agreement)后花上3到6个月的时间才会完成交易。更糟的是,有些案件甚至花上18个月才能把所有相关文件给筹集以完成交易。

5. 维持及寻找优质租户(Maintaining and Searching Quality Tenant)

如果你的房屋产业投资策略比较倾向于租金收入,那你就必须有心理准备去面对令人烦恼的问题租客。租客的素质与房屋的年龄会直接决定你将面对的烦恼程度。

6. 错误判断的代价(Impact of Mistakes)
